Home Management Services

Selecting a management company is possibly the next biggest decision you will make after purchasing a vacation home. With over 150 management companies in the Disney area, it can be a daunting task to figure out which one is right for you. As a family owned and operated property management and rental company, we will provide premium service and care for your vacation home.

WHAT CAN YOU EXPECT FROM THE KISSIMMEE RENTAL AND PROPERTY MANAGEMENT?

Reliability

We care about your vacation home as if it were our own.  KR and PM carefully oversees your home and promptly attends to any issues that may arise.

Licensing
We make sure that your home has all of the necessary licenses required by the state and the county where your home is located. We also apply for annual renewals and display the current licenses in your home. We do not charge an administrative fee to fill out these forms on your behalf.

Property Information Folder
A property information folder will be made especially for your home and placed in the property. This folder provides your guests with everything that they will need to know while staying in your home, such as appliance operating instructions and the locations of the best restaurants and nearby supermarkets.

24-hour Emergency Service

Unlike many companies that hire an after-hours answering service to handle any phone calls, we believe in being available to our guests and our homeowners 24 hours a day, 7 days a week. For this reason, we have a 24-hour emergency access line so that our guests can reach us immediately.

Payment of Your Bills On Time
Included in your management package, we offer bill payment on your behalf at no additional charge. This includes, but is not limited to, electric, water, telephone, cable, pest control, and sales and tourist taxes.

Replacement of Standard Light Bulbs

We provide these items at no additional cost to you. You will find that many management companies charge for replacement light bulbs.

Repairs & Other Maintenance

KR and PM employs an on-staff maintenance person, who handles most maintenance repairs on the homes. By doing the maintenance internally, we are able to get the job done quickly and with greater concern to the costs involved.

Arrival Packs - Individually Prepared For Your Guests

When you have a guest arriving, we will prepare an arrival pack for them at our check-in center, which is centrally located on Highway 192. The arrival pack contains a key and directions to the home, a registration form, telephone information, trash collection information, and coupons to local restaurants. Our phone number is also in the pack should your guests have any difficulties finding the home. Unlike other management companies, we do not charge you to check in your guests.

Guest Services
We provide discount attraction tickets to you and your guests. We have discounted tickets to Walt Disney World, Universal Studios, Islands of Adventure, Sea World, Busch Gardens , and area dinner shows. These tickets can be pre-ordered to ensure that we have them available, and then your guest can obtain them right at our check-in center.

Special Services

KR and PM also offers special services and products (available at an additional charge) to your guests. One of our most popular services is the meet-and-greet . We meet your guests at the airport, assist them with baggage and locating their rental car, and lead them directly to their home.

A second service that we provide is a welcome pack . The welcome pack contains groceries such as milk, eggs, bread, cereal, tea, coffee, soda, etc. so that your guests won't have to rush to the grocery store.

We also have available BBQ grills, cribs/cots, high chairs, strollers, roll-a-way beds, wheelchairs, gaming units (X-Box, Playstation, or Nintendo) and more. Just let us know what your guests need and for a supplementary fee we will have it delivered to the house for their arrival.



OUR MANAGEMENT PROGRAM

Rentals
In addition to our company websites, we advertise on numerous vacation rental websites to generate bookings for your home. We are ready to take a booking for your home 24 hours a day, 7 days a week.

Even if you choose to take your own bookings, we will take rentals for your home to fill in any gaps we can.

Whenever we book out your home, we pay a set weekly income to you based on the size of your home. By paying a fixed amount for the entire year, this eliminates the need to budget around an income that increases or decreases by the season. We have taken the high points and the low points of the year, and merged them into a median amount that we pay for each week that your home is booked, regardless of the time of year.

The following is provided as a guideline only as actual rental income depends on many factors, including the size, location, and standard of the home:

3 Bedroom $500-$550 per week, net of taxes
4 Bedroom $550-$650 per week, net of taxes
5 Bedroom $650-$700 per week, net of taxes
6 Bedroom $700-$750 per week, net of taxes

Charges For Service

The following are our standard charges that would be incurred as part of the property management and rental program:

 
General Home Management $100 per month
Lawn Care and Maintenance $75 per month
Pool Care $85 per month
Interior and Exterior Pest Control $25 per month
Brighthouse Cable $45 per month
Cleaning charges $65/$75/$85/$95 per change over*
(3, 4, 5, & 6 bedroom respectively)
*Cleans are only charged to the homeowner on stays of 5 nights or longer.


Computerized Monthly Statements

Each month, you as a homeowner will receive your monthly statement via e-mail or postal service, whichever you would prefer. These are completed and sent out by the 15th of every month and will reflect the previous month (i.e. October's statement will be sent out on or before November 15th). These statements reflect all of your rental income received, as well as any payments made on your behalf (utility bills, taxes, etc.)

Computerized Monthly Reservation Sheets

In addition to your monthly statement, you will also receive a monthly reservation sheet that will show you a breakdown of all of the bookings that we have on record, so that you can track the progress of your home's bookings.

Prompt Payment of Rental Income

We will pay your rental income either directly into your US bank account or draft you a check by the 15th of the month following that in which the rental occurred, providing that your account is in credit.

Commission on Rentals

We provide special nightly rates to our homeowners who pass bookings on to us for placement in other homes. So, if your home is booked, you can still profit by passing reservations on to KR and PM.

Termination of Contract
Unlike some management companies, KR and PM does not tie you into a contract. If you are unhappy or unsatisfied for any reason, we ask that you give us one month's notice of your intent to dissolve your management agreement. Of course, we doubt that you would be unhappy!
